You don't even own a rental property...and you think working out a lease is important at this time? Just get a copy, of the lease here...in time you will make changes for YOUR particular circumstances.

Every single clause in my lease was created because of a lesson I learned...and apply to my rentals. What makes you think that "book learning" is going to ever replace experience?

Go do it....stop talking about it. Failing that..go find some thing better to do with your time

I would "go do it" right now if I had the credit to do so. I have a friend who is a landlord. He doesn't seem to make such a big deal out of it. He owns a house and rents it to his friends, but he does it all by the books.

Rest assured I will still be here. I can foresee the future.... people will say "see wasn't as easy as you thought, was it?" But then I will get it right. And my posts will be considered less troll-like.
