Well..in the two counties in NY where I have property...the courts are swift and the judges take no nonsense from tenants. Claims of the landlord being a slumlord are viewed by judges for what they are...and the judgement is enforced quickly by the Marshall's ( 72 hours).

In Massachusetts (where I had property and managed a large condo complex) the courts took no nonsense either...and even helped to actually collect money owed too. Much friendlier than any other place I know.

In Florida...(where I used to rent my condos, but now only do special vacation type rentals). the tenant can mess your property over and you too...and the courts will it only not help you..they will make it slow and prohibitively expensive to try to evict and then collect the money owed.

Now...compare .. Which are "red " states? Which are "blue" ?
Now compare the relative incomes of the residents and the relative well being of the average renter. The better the living of the residents..the better the system helps and protects landlords. Where are the poorest states? Red states. Where is the lowest quality of standard of living? Red states. I believe that is not coincidence.

Your reply is interesting. You compare States yet evictions are handled at the county level.

You mention that you have properties in NY and have "swift" courts. Can I bet neither of those counties are in NYC?

Consider Washington State, where I live. A "blue" State, and very tenant friendly, but only in the blue part. Where I live is considered very red and the courts are fast and evictions quick.

I don't know what to tell you about Florida. They're an odd state.

    I also have a larger pool of qualified, Employed tenants to pick from....FL? Forget it.

    Better standard of living means better qualified enants
