You can sue the landlord for the cost of the water heater and tree removal and furnace repair. That is the landlords responsibility to repair.

That may or may not be true, depending on what is in the rental agreement. When my tenants rent a shady yard, I expect them to take care of the tree work and the lawn work. Otherwise, they should look for a property without that type of maintenance requirements. Waterheater and furnance repair may be on the tenant, if the rental agreement says so -- the tenant always has the opportunity not to rent if he doesn't like the terms in the rental agreement.
