Tell your tenants that the only thing you can tell his next landlord is that him and his wife are breaking your lease.

Do not get involved in their move or their divorce. You are not their mother or their divorce counselor. This strictly does not involve you.

On November 3, post again with an update and ask for more advice on how to handle it and the deposit. Ignore their coming request to be removed from the lease because one is moving and the other is staying. Or so they say. Whatever you do, don't refund even a nickle of the deposit money.

    NO!!! Do not put anything in writing for a reference letter. That can come back to bite you. What are you going to say. Great tenants, paid their rent, etc., They are breaking your lease unless your tenant plans to pay the rent until the end of the lease which I highly doubt.

    Tell him no, he can provide your name and phone number on applications for future landlords to call you for a reference. I wouldn't write a recommendation letter for even my best tenants as they have shown in the past to screw up on their way out the door not leaving the house clean while expecting their deposit back.
