Did you properly screen them? If so, did the screening reveal anything that would indicate their predicted behavior?

How much damage/cost (including past-due rent) did they do? How much were you able to recoup?

Did they lie or show deception? If so did their deception/lie buy them time/benefit?

How long did they stay and/or how long was it before the relationship became bad?

Worst tenant ....

3 college girls. A week after move in I get a panic call. Water pouring thru the kitchen ceiling! Eek...my new kitchen! Ceiling and all! I get my guy to drive over fast..I arrive a couple minutes behind him. My new kitchen ceiling is ruined. I figure a drain pipe let go. (Bath is right above). I go look. The claw foot tub has no shower curtains at all...the entire bathroom is soaked...walls, door, vanity, floor everything. I asked the girl who just took a shower.." What was your plan to keep the water in the tub while you took a shower"? She had none. She said it was my fault because I didn't tell them they needed to use shower curtains!

I fixed the ceiling and gave them a lecture about shower curtains...why to use them...where to use them...where to buy them.

A week later I get another panic call....water pouring through the kitchen ceiling, Yep, they had one small shower curtain across the back of the claw foot tub...covering about 1/5th of the space around the tub..the rest had nothing. Room was totally soaked..again

Their parents paid for both ceilings. I didnt have any more trouble after their parents paid the bills. I guess getting chewed out by Mom and Dad worked.

I had to terminate a tenancy within its first month. There were no payment problems, but the tenants did not keep the home clean. They also smoked in the house, which violated the lease agreement.

I screened thoroughly. The red flag I should have heeded was that I knew the home was a poor fit for the tenants. It was a single-family home where the only full bathroom was on the second floor. The tenants would be responsible for their own lawn maintenance and snow removal.

One of the tenants was very elderly, and would need help getting up the stairs. The other two were much younger, but they were clearly in no physical condition to shovel snow. I warned them about the challenges, and wondered if I should have declined them based on those challenges. If nothing else, their poor judgement should have been a red flag.
