This is bad advice

Do not put the tenants possessions on the street. In most states the landlord is responsible for the safe keeping of these items for at least 30 days. If you put them on the street and the neighbors carry it all away...you will find a court judge ordering you to pay $5,000 in damages (the limit of small claims court).

This is bad advice... In FL you can put belongings on the curb. We don't put belongings on the curb, because all the "Looky Lous" scattered it and dig through it. Waste Pro doesn't pick it up unless it is in a can. Second I don't like to show a property with all the junk sitting by the driveway. So move it once to the flatbed, take it to the dump and bill the SD for our time and mileage.

Could you please name 10 states that have this law, so we can check it out to see if you are correct ? What you say, may be true in certain situations, but I doubt it in a full-blown eviction setting.

Among the states that require a duty to store are Alaska, Arizona, Arkansas, California, Connecticut, Delaware, Idaho, Maine, Maryland, Massachusetts, Minnesota, Nebraska, Nevada, New Hampshire, New Mexico, North Carolina, Oklahoma, Oregon, South Dakota, Tennessee, Washington and Wisconsin. State statutes impose on landlords a duty to store a tenant's property for a certain period of time after eviction, ranging from three to forty-five days.

So how does it work ? On the eviction day, does the T's "stuff" go to the curb, then onto a truck/trailer, and then to a storage place ? Or is it put directly on the truck/trailer first, then put in storage? Who is liable for damages or missing items of the T's stuff? If placed on a curb,how long does it stay there ? Can the LL "store" the items on the same property the T's were evicted from----meaning it really never leaves the place.
