Tenant failed to pay last month rent completed a one year term submitted her intent to leave documentation. However, left the home dirty with damages security deposit will not cover cost? What are my options?

Please write so that others can understand what you are saying. If we have to struggle to understand your sentences, no one will care to answer?

Barb,
I understood what you were asking.
This is the way I have handled it, but a more veteran LL may have another.
Now remember I am in FL so I may can do things that can not be done in your state.
1. Take lots of pics, dirt, all the repairs. Document, document, document
2. Fix and clean
3. Get the Security Deposit Statement out in the time allowed by your state. Non-payment of rent is a damage. List it against the deposit along with everything else.
My sdss has a paragraph stating where they can remit payment (address) of monies owed.

Now every 30 days for the next couple of months (3) I send a "payment due/collection" letter to the LKA. Not FL law, but in this area the court really likes it if you tried to collect debt on your own. Sometimes I send the first or second collection letter out certified mail, so I can prove the DB has been told twice they owe money, SDSS and collection letter.

Depending on the amount, and whether I think being sued will make a difference with the person, and I might one day get the $$ from them, after 2nd or 3rd letter, file in Small Claims court.
Now one thing I have done and others say I shouldn't...I verify they still work at same place (phone call) and have papers served at their employment for 2 reasons...
1. Most previous T have moved to different county (2 miles away) and it is cheaper to have private server serve during the day than at night.
2. And I admit it, ...it embarrasses them. Now their co-workers know what a deadbeat they are...
Only did it once. T left over 2K in damages after SD, two huge flatbed loads to the dump, owed rent, dirty dishes still in oven, allowed elec to get turned off, had to wear a mask to clean out Frig...I wanted all his mechanic co-workers to know just what a piece of $#!! he really was. For once he actually called me.
I know don't get emotional involved...but...it felt good!

So the tenant did not pay November rent, but stayed until the end of November. It's now mid December and you are asking what to do! Well you only have a few days left to get your security deposit statement out to start with. So do that now by taking an inventory of all damages and rent owed and get that statement out asap. Then start getting the rental repaired, cleaned, etc. and get it rented again.
You will have to decide if its worth it to go after the ex tenant for any money. Why did you not issue a pay or quit notice back in November?
