I am looking for a solid section of language to insert in my rental agreement with my tenants to be.
The agreement they gave me says nothing about rent being paid on time or not being allowed to be late.
I think I should have something in there.
Also what about pets. Can I say no pets allowed?
I am new at this but determined to make it a success.

Yes.
If you really are "determined to make it a success", you should join the LPA and printout The LPA Lease. Don't worry it is not expensive.

Don't just print it. Read it so you understand what you want the tenants to agree to.

The agreement WHO gave you? You are the landlord, therefore you are the one to put forward a lease agreement for the tenant to sign, not vice-versa. Please sign up for a membership here and use the documents provided; you are not experienced enough to be on your own.

Before you rent to anyone you must get with another landlord and seriously get some guidance. You can not do this on your own. You must not do this on your own.

Do yourself a favor and read what you can about the forms and the lease.
You are lucky to have a resource like this available to you and have the opportunity to avoid many expensive problems.
