Some landlords only lease month to month for the very reason you are contemplating. Do not feel reluctant to serve notice to those who are problem tenants. If they liked where they lived and did not like moving, they would not cause problems. Simply mention to the tenants how you do not approve of how they moved in squatters, pets and late payments or whatever. If they do not remedy the problem, serve them notice. Remember, that you do not have to provide a reason. Besides, they already know why. They are just too stupid to put 2 and 2 together.
