You are correct about needing your house empty to sell it. When it is vacant you can clean and repair the place so it will look its best. Having the house vacant will prevent you from scheduling showings around the tenant that are not always convenient for the buyer. You can not always be sure the tenant is ready for a quick move out when it is sold. There is just no advantage to having it occupied during the time you are trying to sell.
