What could she be doing ? Hopefully, she is looking for a new place. When/if she finds one, she will be using your April rent as a deposit on the new place. Then it will be a race to see if she can be in her new place, before you evict her for non-pay of Aprils rent from your place. So get your 3 day notice out on the 2nd of April, and let us know on May Day who won.

I've already filed a non-payment of rent because she was late at the end of March. She pays bi-weekly. I did receive the March payment. However, I worded the Failure to pay in such a way to include April rent. I know for fact she will be late April. Because she's always late!!! By the time April 5th rolls around I will not get April rent. I will be in court by then. The idea is file early so that I'm in court as soon as she's late.
