I've already filed a non-payment of rent because she was late at the end of March. She pays bi-weekly. I did receive the March payment. However, I worded the Failure to pay in such a way to include April rent. I know for fact she will be late April. Because she's always late!!! By the time April 5th rolls around I will not get April rent. I will be in court by then.

The idea is file early so that I'm in court as soon as she's late.
