My lease includes an early termination fee (usually 2 months rent plus $300). When they tell me they're wanting to break the lease, I remind them that their written notice should be accompanied with the ETF. This usually encourages them to stay through the end of the lease. After that, if I get their written notice without the fee, (and assuming they are collectable) I file suit for the ETF and get them personally served before they leave (because if I wait until they're fully out, I usually am not going to find them for service); I typically do this a day or two before they leave, or as they are loading the truck.

If my tenant "told" me they planned to leave the end of March instead of the lease completion date - I would tell them they need to send me something stating that via mail. I like the idea of the early termination fee. I wonder how a tenant would feel if the LL said well... you're out the end of March, no reason or even with a reason -- I don't feel like renting the place right now.
