I swear to christ, I have 4 or 5 #'s for some of these people, as in CONTACTS>tenant (insert name) 1, tenant (same name) 2, tenant 3 (same name)etc. Some of these people seem to get a new phone every month and they DON'T GIVE ME THE #!! I don't do official business over the phone, but letting a tradesman know their phone # to arrange a time to service something at the tenant's convenience, letting a tenant know that I will respond to their request and I CAN'T GET THRU!! So how do you guys make sure you always have a tenant's most current phone #?

Every time a tenant calls or texts me, I capture the number to add to the contact list on my smartphone. Yes, especially at the lower income levels, tenants change phone numbers like underwear. My lease also includes a clause that they pay me a $50 trip charge if I have to come to the rental to communicate with them because I don't have their current phone number; I've had to use the clause a few times, but it only takes once per tenant to get their cooperation.

Do you have an email address for them?

I guess if you try to reach them and the number is no longer valid, then email them and ask them for it - or you could mail them a 7 day notice to provide you with a working phone number or quit. Would probably be a pretty effective bluff :-)
