Every time a tenant calls or texts me, I capture the number to add to the contact list on my smartphone. Yes, especially at the lower income levels, tenants change phone numbers like underwear. My lease also includes a clause that they pay me a $50 trip charge if I have to come to the rental to communicate with them because I don't have their current phone number; I've had to use the clause a few times, but it only takes once per tenant to get their cooperation.
