Range in bad condition - Landlord Forum thread 362359

I have for a few years a lady around 85 yars old, she had been always paying in time and never a problem, I had notice the range in a very bad dirty contidtion with the paint gone but I never said anything to her. She contacted me that theoven woud not work properly, like the heat was not high enough, so I sent her a technitcian and he said the range full of grease and debris, also the system it is an olde rmodel so she is blocking the oxigen with the debris and grease. But she can still use it. Now Still I am thinking to buy a new one becaue I do not want any trouble with gas. When you see the photo when she move in and you see the photo of now you really get a shock, it was in new condition when she moved in and now it is not only dirty but all the painting scrape it . I t is a black applaince. I talked with the son that also rent a house in the same area and I ask in case to get a new one who will take care of maintin it as I understand it might be too much for an older lady, he said his daughter My question is: how to handle this, should I have an addendum and write the resposability of keeping it in condition. Or anyone has a better advice
