1 of 2 tenants wants out from lease leaving no inc

I have mother son as MTM tenants. They have done multiple damage worth 10K. Now, mother know that if I sue, I can get money from her but not from son because son has no income. Eviction in my county takes 5 months so non paying son can live there for 5 months for free. What are my options? 1. Can I ask for 30 days notice to move out and sue meanwhile? 2. Can I ask son to apply again and provide income proof? 3. Can I suspend whole lease if son does not qualify or 3 days notice to quit for damage? How do I handle this?

About Q1----- do not "ask" them ---- GIVE them both a 30 day notice to move ASAP ! Do not "sue" them, until they are totally out, you have cleaned up the place, and repaired any damages they left you. Until you have done that, you cannot know how much to sue them for. No matter how long it takes or how much it costs you to get them out, just GET THEM OUT!! The longer they stay, the MORE DAMAGE they will cause.
By following my above answer, that makes Q's 2+3 irrelevant.
