Utility issue

We rent our guest house which does not have separate meters for gas/electric. How do we protect ourselves from excessive rates if tenant isn’t careful- I.e. - leaves a.c. on when not home in summer and has gas heater on in winter. Last year we got an $800.00 electric bill in the summer and similar outrageous charges from gas co. In winter. We are in California.

Unless you have something in your lease thdre is nothing you csn do. You can buy kwh meter on ebay for $40 and gas for $80. Then modify lease to go off the new private meters.
