My tenant left a dirty stove (have photo proof of before & how they left it) how to determine charge?
scratches on the woodwork from animal (she left some stain, but have tested if right color - so she knew it was damaged) Charge?
The wall had black (can't figure out why) But getting it cleaned off? charge for this.
1-1/2 yr ago when they moved in the tub was rechaulked now is black - do I charge for cleaning (if I can clean?)

Yes, you can charge your former T for your time to clean those items. Probably $15-$20 per hour. And, yes, a company or a "professional" cleaning person would probably charge YOU 2-3 times that much to do the same cleaning jobs that you are going to do yourself. HOWEVER, you are trying to save money by not hiring those "professionals" or companies to do it. So you, as an "amateur", cannot charge those prices for your time.

And you are not talking about a lot of time here, either. 1-2 hours each to clean each item you mentioned, will be less than $100 off their deposit. They are also not likely to try to take you to court over that trivial amount, either.
