Adding a tenant

I have 2 tenants that both want to add a roommate. One has been renting from us since 2007 and the other only since Feb.
We have already done the screenings on the roommates and have accepted them.
I am just not sure what to do as far as the rental agreement goes and should it be the same for both.
Do we have all tenants sign a new rental agreement or just do an addendum for the new ones?

In this situation, I typically do a modification of the original lease (identified by the date it was signed) modifying paragraph X to the following: [insert the paragraph which names tenants & include the new tenants]. Then have signature lines for all old and new tenants.

Your tenant will begin a new phase in your renting procedures. As such I see that you will need a new document that all three roommates will sign. There should be a roommate contract on this site. I have a couple of roommates agreements from past use that I like. One stipulation you should have in there is a thirty-day notice for roommates to leave/end their tenancy. The agreement show make it clear that two roommates would then be responsible for 1/2 of the rent/expenses each and making up 1/3 of the roommate's deposit to you if you wish. Good luck.
