I have never seen this before. I have a $950 unit available today. Last week a guy said that he's an out-of-cork beer brewer dude who just moved here.

No job? No problem! I told beer boy he'd have to pay the 6-month lease in cash upon possession. I'd give him a $100 break (total), and he said fine.

He signed the lease and gave me $500 cash for the security deposit. No credit/criminal/eviction history. He said he'd be moving in on the 3rd. Rent is due by 5 PM today. A $50 late feet applies if it's received after that, and $25 per day, beginning tomorrow.

He hasn't responded to my manager's e-mails or phone calls (for orientation). And I haven't received his insurance documents or any kind of response from hi.

His padre is supposed to give me the cash (almost $6000) today.

For some reason I don't think it's gonna happen. Of course I keep the $500.

But I have to figure out how to post him, as he never took possession! Of course he is responsible. His lease states that if he leaves the place unoccupied without having paid rent for that month, for one day, he's out. I don't think I worded that as I should have.

Guess I'll be in touch with my eviction lawyer tomorrow.

This will be interesting. I'll let y'all know how it all goes down!

You have made and are still making so many mistakes as a landlord. Pull it all together or this will be the only type of tenant you will get. Try to get advice from other landlords you know or sell your place.

You have a SECURITY DEPOSIT. You do NOT have RENT. He cannot occupy the apartment until the RENT is paid. I hope you haven't given him a key.

Also NEVER sign the lease until the moment the tenant is ready to move in and you have EVERYTHING (security, 1st and last, pet deposit, whatever). DO not sign it the day before. Sign on the day you hand over the key to give the tenant OCCUPANCY and you are absolutely sure everything is good.

This way if there is one thing out of place, you can say, "NO" and without a signed contract by both parties, you can back out.

I've had to do this twice in my 10 years and there's not a damn thing the other party can do about it. And I am SO GLAD I did it that way.

No RENT = No OCCUPANCY.

Why are you here? What do you want? If you don't need some advice, what are you doing here?

So far all I can see from your posts is nothing that makes sense.
