I understand that, anonymous. We frequently sign leases well in advance of the move-in date. It's never been a problem and isn't now.
I was mentioning this because it's somewhat unique.
If he doesn't pay rent, I have his $500. In this market (Denver), apartments rent in a few days - if that. I don't care if he ever pays rent.

I don't understand why you wrote, "I will be in touch with my eviction attorney tomorrow."
So if you understand, you would know this is not an eviction and no attorney is needed. You just simply don't allow the person to move in.

It's still a contract, and contains a questionable clause written by me. I always get legal advice in tricky situations.
