How do you handle tenants who request a pet?
Besides not paying rent, some of the most common lease violations are unauthorized pets. Often, when tenants are denied permission to have a pet, they either already have the pet or will bring in a pet anyway.
The LPA™ Pet Request & Application is made for existing tenants as well as prospective tenants who desire to have a pet in the rental. The use of this form gives the landlord the opportunity to have better control over the situation by offering the tenant terms in which may be acceptable to the owner or management in order to accept the requested pet.
The Pet Request & Application combines key elements of the LPA Pet Agreement into a "Pet Rental Application" which unlike a pet agreement, does not authorize or accept the proposed pet. It not only collects the required information about the pet, but it also outlines to the existing tenant or prospective tenant what will be required in terms of money deposits, fees, licensing, insurance, rules, etc. in order to be allowed to have the proposed pet.
The application requires a description of the pet(s), a detailed list of Pet Agreement Rules and more. It includes the optional Pet Deposit and/or Pet Fee along with the tenant’s acknowledgement that the privilege of having the pet may be revoked and even place the lease agreement in default if the pet agreement is violated.

In the event you accept the pet after the tenant has fully complied with the requests if the Pet Request & Application, The LPA™ Pet Agreement will then help protect you and your property when renting to pet owners. This pet agreement is a revocable privilege extended to the tenant in exchange for a promise and guarantee that the pet will be supervised responsibly, causing no damages to the dwelling or disturbances to neighbors. The pet agreement makes the tenant fully liable and responsible for any injury or damages as a result of the pet(s).
Sometimes it becomes necessary to accept a pet in a rental. Whenever possible, visit the tenant at his/her current home before giving approval. (Even in cases without pets, that is a good idea.) Many landlords have asked, "Is it legal to discriminate against people (tenant prospects) with pets?" Absolutely! Denying a tenant rental application because of their pet is totally legal. Pets are not a protected class, so you should be careful when considering them as occupants in your rental property.
Most pets are better tenants than their owners, but remember what the late great landlord guru, Nick Koon said. "No dog ever improved a rental property."
