Got it thanks. My husband kept saying he thought this guy must be a little slow. I just think he is out right STUPID.

Hopefully he'll get scared by the notice, but be ready to go all the way with eviction. I'd offer him the chance to leave with his puppy before the eviction. (But you should still get the judgement if you suffer any losses)

Is he young? If so, mention how you hope he doesn't ruin his financial future so early in life. He won't be able to get car loans, much less a mortgage.
