Choose a lawyer familiar with the local court system. Blatent disregard of the lease usually leads to numerous lease violations. My court system looks at how you address lease violations. Ignoring them do not count in my favor, but in the tenant's favor. My lawyer also has stated once it is in eviction, he will be responsible for court costs, etc., should the case be ruled in the landlord's favor. Have you thought about a cure or quit notice, including time frames for him to correct the violations?
