If this is what you're face with at the get-go, just think of the problems you'll have throughout the Lease term. I'd do all in my power to get rid of this tenant IMMEDIATELY. Besides, with what's going on that insurance companies are denying coverage to people with certain types of breeds (dogs) it can get real messy I'd guess.
