What do tenants look at most when shopping for a new apartment? I've been showing my apartment to tenants for almost 1 month and I'm tired of it. Maybe I'm missing something because no one is interested in my apartment. What is most important to tenants ?

What would be important to YOU if you were the customer?

Price?
Condition?
Location?
Price?
Features? Does it have amenities that you would like - or does it look like a rental with a lot of miles on it?
Neighbors?
Price?

You also should talk to some Real Estate agents to get a feel for the local demand.

Women like lots of cupboard space...so if yours does, point that out. Hate to sound sexist, but it's true.

Are you close to freeway access? Shopping? Nice restaraunts?

If they have children, is there a school nearby?

Is your apartment comparibly price as other apartments in the area that are the same size and have similar ammenities?

Are crime rates low in your area? If so, let them know.

I really think any one with rentals should watch some of the HGTV shows and the ones on A&E they are so helpful.Have a friend go in and look around, you need good lighting if it is dark and dreary it will look depressing and make sure it is clean and smells good , go in and spray some Fabreeze(sp?) I carry a bottle in my car along with light bulbs and a clean up kit, Windex, paper towels etc. I wont rent out what I wouldnt live in.

Are you showing it to just anyone who asks or to real potiental tenants? There are people who have nothing better to do than look in other apartments on a Saturday afternoon. Do you conduct a phone interview to find out if they are serious prospects? Don't waste you time on someone who is 'Just Looking'. If you do you will run yourself to death.
