Terry, how do you depreciate hardwood floors? Carpet is easy. The IRS gives a guideline of 5-10 years. But I have hardwood floors in rentals that are in pristine condition after 100 years. Over how many years do you depreciate a hardwood floor? You can't replace 100 year old wood.
