Me thinks you want new carpet and are using this as an excuse.

I have lived in several places that have had swarmers. While it is freaky when it happens...you vacuum them up and that's that...they don't usually come back until next mating season if at all.

You did not even mention the bathroom initially. You implied they were all around the bed/furniture. It would be fairly easy to spot treat in the area where the inspector felt they came out.

But still, no need for new carpet. He is not mandated to do so. Please know that. It is his "home" that you are renting. He is not obligated to replace the carpet at all during your tenancy unless it becomes a hazard.

Getting at least three or more estimates is good business.

Terry, when you say that the swarming only happens once a year and then they are gone.....Dear, I'm sorry but they are not GONE! They have swarmed(mated), lost their wings and drilled holes into your house. They may be gone from your sight but they are by no means gone from your house. THEY ARE IN YOUR HOUSE EATING YOUR HOUSE AND YOU WILL ONLY START SEEING THEIR PRESENSE WHEN THEY START DOING MAJOR DAMAGE, LIKE EATING JOISTS THAT HOLD YOUR SUBFLOORING UP.

After swarming when they loose wings and enter your dwelling they turn white due to lack of sunlight. You really need to research the subject before making statements such as that. Because you are misleading each and every individual that reads your writing, unless of course they are knowledgeable on the subject and know this to be absolutely UNTRUE!

Another important factor about swarming termites: If you have swarming termites in or outside your home it is guaranteed that there is in nest very nearby if not right in the your walls and in the soil below your sub floor. They are swarming there for a reason. Look it up....read about termites and their habits from a reliable source and you will learn that this is in fact correct.
