No one has a definitive definition of W&T. The best one I ever saw was that "Wear & Tear is the expected, normal deterioration of objects based on the length of the tenancy and the authorized occupants and pets using them in a careful, reasonable manner of use. It will vary based on the number of people and pets who live in a property and the length of time of the tenancy.

It does not include neglect or carelessness, nor use by unauthorized people or pets."
