For the very reason I charge very stiff pet fees. Back in the day when our pet fees were very reasonable, tenants abused it and snuck in pets giving no thought of piddly little fees. Since I jacked up the fees, and reiterate my pet policy at the time of lease signing (making a very stong statement especially to those who clain not to have any pets), I have had very little problems with people sneaking them in. The same is true if you advertize NO PETS, they will sneak them in anyway and without the stiff fees in the lease, the only other recourse is to give them a cure/quit notice, by then their pets have already done their damage especially if pets wern't found until months after the fact.

You can have a no pet policy, and in your lease state if a pet is found, pet fees will be an up front non-refundable fee of $500.00 per pet and said rent shall increase $100.00 per month per pet.

I can never understand how people want to live with animals in the house...especially big animals. Then they are so content to live with their excretment and the odor of it. Can anybody explain it to me.
