I think it's wrong to try and get as much as you "legally" can out of people. You should interview tenants and make sure you run credit checks and check references so you can be somewhat comfortable with renting to them. I have good credit and a exellent rental history, but if a landlord is trying to gouge me for all the money he or she can legally get I will definately rent elsewhere. I think first and sd should be enough, and in times like this landlords have less room to be greedy. It all comes down to the basic principal do unto others as you would want done unto you =)

I am on board with Nicole, I am currently looking to move and recently I had to walk away from a rental property that I liked for that very reason. Like you, I also have good credit and have provided excellent references from current and past landlords. I for one am resolved not to put out that kind of money for a rental property. To me it makes more sense to put that kind of money and financial investment into a home of your own instead of lining someone else's pockets. With the current incentives for first time homebuyers now would be the perfect time to do that. On the other hand I understand why some landlords feel the need to do that because of a few bad tenants who make it bad for the good ones like you and myself.
