This is a tricky one, as it isn't a storage rental, nor was rented as living quarters. May be considered a business that you rented to, probably not legal if your garage is not zoned for it. When he moved into it a year ago, you knew it then but did not do anything about it. That will go against you as though you rented this space as living space which requires all the necessities of making it habitable, ie., hot water. Did you raise his rent to allow him to move in? Again, this situation is going to require plenty of answers. Expect this in court if you take it there to get him out. I strongly feel you will need a lawyer on this to get him out of your garage.
