This is so funny, when you look at it from my point, Do you have rent control? If yes then reread the info above. If you Dont have rent control then send the tenant a notice that re-states the purpose for which he rented your garage and tell him he cannot live there. and attatch it to a notice 30 days change in terms that re-states the purpose for which he rented your garage and tell him he cannot live there. you might be out of 1 months rent. Since you knew that he was using the space as such, evicting based on this may be a problem until after you serve these notices.
