Thanks, but these tenants are 3 year + tenants making on time payments. I want to keep them happy just looking for advise how to approach them about this problem. This is a home near my primary home and they are spending $1400 a month on. The last time I lost a tenant was 3-months = $4200 in income. I think they are resonable, but would like advise on how to approach. Thanks

You could establish some house rules which they are subject to 30 days after you provide them in writing -- #1 - no grease, etc in plumbing. Let them know that you will get a report from the plumber every time a clogged drain is cleared telling you the cause of the clog (for instance, I had one that was long hair and grease) and if it is any of the prohibited items, tenant is responsible for cost of plumber. Also provide them with instructions for proper disposal of things like grease, diapers, feminine hygene products, etc. Let them know what can and cannot be flushed. I sometimes include banned brands of toilet tissue (they dissolve too slowly and cause blockages). Maybe they've just always done things this way and don't know a better way.

Oh, yeah -- and require that they use Draino or Liquid Plumber at least once a month to maintain clog-free drains.
