Cockroaches are most likely to be the tenant's responsibility. Just as bedbugs are more likely to be the tenant's responsibility. You need to address the real problem, which is empty or unkept trailers.....

Which it is a problem around here. People have been destroying the older trailers in here and skipping out. A neighbor just moved in a month ago and she had 4 kids. Every window was busted out and the place looked hill jack. They up and cut in the middle of the night about a week ago.

A pitbull (not that all pits are bad) got loose and mangled a little terrier recently. They didn't kick the owner out even though all of our leases state no big breed dogs especially pits, rotts and dobermans. Which is suppose to be immediate eviction. This place doesn't care what's going on as long as they get their rent.

This place has turned into a joke over the last few years.

    This is the point where I'd seriously start looking for a better living environment. Unless you are getting very good rent for the trouble, it's time to move to a better place.
