You are the current owner of the house and you are in a lease agreement with the tenant. Either they pay the amount required under the lease or you take them to small claims for possession and damages, including lost rent and court costs. Don't let them get away with this. Any number of things may happen between now and the Sheriff's sale and regardless, the 6-month lease is not impacted by the foreclosure, since (1) the lease term is expired before the vacating date, (2) under the new law the lease will run it's course if the bank acquires the property in foreclosure and (3) any other buyer must provide 60-day notice to vacate to curtail the lease. Collect your full rent or evict and find a new M2M tenant.
