Check your local statutes,I think you have 5 days to cure/fix the problem. You know you need to fix this and am sure you will.You have time to do it.

ANd yes,if that's when you have the time to fix the problem she IS being unreasonable.Hope she's not trying to pull something that will be her excuse to not pay her rent.
Some Sec 8 tenants are very experienced.

Give her the legal notice(24 hrs in Il) that you will be there to fix it.Whether she is in or not.It IS your property,not hers.Don't allow her to use Hud to manipulate you.Just do it 'by the book' and there is nothing she can do.

This is one reason I would never have sec 8 tenants.They love to threaten a LL with HUD for just about everything(except themselves and what they do,of course).

IM IN STATESBORO GA.sectio8HUD WE HAVE LOTS OF PROBLEMS MY APT.HAS 9 VIOLATIONS THAT WAS INSPECTED BY FIRE MARSHAL NO FIRE EXSTINGUSHER COMPLEX PROBLEMS WENT TO THE MEDIA MY FLOORS ARE ROOTEN,ROOF LEAKS HUD MONEY ISN't been used.MANAGER GOT FIRED HER NAME CANDANCE JONES SHE WAS BACK ON THE PROPERTY 2WEEKS AGO SOMETHING FISHY IS GOING On!!!!!!!!!!!!!!!!!!!!!!!!!!MORRIS HEIGHTS

You see one bad apple soils the whole bunch. Which makes it harder for others to rent. Thats why section8 explains that landlords, need to screen possible tenats.I have well over seven years of positive rental history and have always maintained the property in which i reside. My rent is paid before the first of each month but now I'm having to relocated out of the area because their home is paid in full and they want to give the home to their daughter.
Futhermore; I've spent about a month, looking for some place safe with good schools for my children. However, I keep hearing owners saying is No because sect8 people tear up your homes. Although, many of the places I have considered where poorly maintained by tenats that weren't on sect8 and you never hear anything about them. Bottom line landlords need to take the extra steps when it comes to screening tenats and stop putting everyone in the same boat. Section8 is a great program for those like myself that use it in a positive way so, that one day I could be a home owner.
