If you want to keep these tenants but have them sign a lease; you dont have to, just send them the LPA Change in Terms notice.

If they dont adhere to the lease then evict if you dont want them.

If you dont want them at all (ie because you live there ) then send them a notice to vacate ( you dont need them to sign this notice; as it isnt up to them ).
