A.T.SF has it correct. Thankfully you have his intentions in writing and can legally hold him to it. Remind him that becoming a "holdover" tenant is really not desireable, both financially and legally.

Thanks for all the responses. Thank God...it makes sense and all that he should leave when he says he was going to leave and not have me making plans and investing in the transition. So my next question is (if this ends up in court) is: was his email advising me that he would be out by the end of the month considered a "proper notice"...are emails a form of proper legal notices? will it stand up in court?
