Here's one that came boilerplate on a form I purchased from an office supply store (very basic):

Quiet Enjoyment. Lessor convenants that on paying the rent and performing the convenants herein contained, Lessee shall peacefully and quietly have, hold and enjoy the demised premises for the agreed term.
