I don't know about Iowa or if it has to be in legal mumbo jumbo. I use standard Realtor Association forms and an addendum which has an extended clause.

Basically I specifies what quiet enjoyment is, and that all tenants have this right and violation is a cause for termination. My rule is any noise heard outside of one's unit is too loud. It is especially too loud if it can be heard inside someone else's unit with the windows closed.

I also have outlawed "sub-woofers" in my multi-families (the thorbbing bass speakers) like smokers if you have to have your boom-boom music you need to live elsewhere.
