Whenever we have a change in circumstances we try to modify the lease delineatng the new circumstances. It acts as an addendum to the original lease. You just need to come up with a set of circumstances that satisfy all involved including you. The LPA has great forms for this. Would you have rented to this person if he had presented alone initially? If not you can keep the other party from getting out of the lease and some would argue that she remain on the lease until it expires. If you are amenable to her getting out of the lease: If she wants to get out of the lease she will sign. If he wants to stay he'll sign. If she wants out and wants her security back, that is between them He owes it to her. You can try to act as the go between as a neutral party to facilitate but not if you will be dragged into the fray, OK? But the lease remains in effect for the time specified unless it is in default as far as I know.
