It really does not matter what kind of legal order is in place. The police and the courts will sort that one out. When you allow a woman to stay and let the guy get off the lease, he will be back in a month because you know, she loves him. Then he will not be on the lease and financially responsible to you. Next, she will leave and the guy's girlfriend moves in and then you have two tenants that are not on the lease and are not financially responsible to you. It never pays to referee.

It might matter; many states have special anti-discrimination and anti-termination protection for victims of domestic violence. For instance, the victim is legally allowed to terminate a lease early without penalty in many states or have the locks changed, etc.
