An illegal unit is an illegal unit. See what you need to do to get that Certificate of Occupancy and conform to all the laws.

Don't lease to anyone without a written agreement AND a background check.

Sounds like you will have to give a written notice to vacate (do this in accordance with the laws about this) and list/name any and all occupants of the place. The very fact that it is illegal and you will have to make it comply gives you some wiggle room, I would think--but I could be wrong.

What kind of a response did you receive? That no one is going to pay because it's an illegal unit? That you will be sued for ??
