I use a brand new lease, every time. All 12 pages. They do not have to put their SSN on my 'release of information' page, but otherwise they sign and initial just like the first time. I sometimes change a few items along the way, so then I know all of my tenants have aproximately the same lease. I drop off the new lease and pick it up a few days/week later. Leases should be just to document 'common sense' items. If you have a lease that is trying to 'pull a fast one' on a tenant, or you attempt to do it, you will soon be out of business anyway. With good tenants, you really do not even need a lease, so it's just a formality. Bad tenants should not be renewed, or should be month to month.
