I use The LPA Lease too on all my rentals.
I agree with you. A whole new lease signing can be overkill, but sometimes I think it is a good idea.
Unless I have important changes to make in the lease, we normally use The LPA's Renewal Option form or the Notice to renew or vacate form. Always accompanied by a blank copy of Tenant's Notice intention to Vacate.

The renewal option makes it easy to increase the rent at the same time as the renewal. Both forms reaffirm that the terms of the lease remain as agreed.

Another form I like to use is the recent LPA form, the Lease Obligation Reminder Notice. I love this one because it can be sent at any time to the tenants who you think might not be following certain items in the lease. A little kick in the A never hurts.
