This may have been caused by the heavy boyfriend leaning back against the tank while doing his business. I've had that happen with a tenant. The tank is not meant to bear weight, but most people dont' even think about it. If the tank isn't mounted so that it is right against the wall, I usually put a wood block behind the tank so it won't shift when leaned on. I would charge the repair cost to the tenant, but why did you replace the whole toilet and not just the tank?
