If there is no paper trail for her income, how do you know it will be reliable in the future?

Did you check out her criminal history, did you check with her former LL and the LL before THAT and the LL before that one?

Did you check her debt to income ratio (IF you can verify income).

Is there any chance you could check the taxes she filed for 2010 and 2009 if that isn't illegal?

I would not let the idea of cash and lots of it for rent get in the way of my doing my due diligence.
