It the mother is in jail, it is likely some of your current tenants have warrants. You could just show up and advise them the party is over and no more free rent is coming. Tell them you will give them 24hrs to move out before coming back with a police standby to take look at their ID's. If you bluff them into leaving, change the locks and move toward gaining possession as abandoned. Do not go to the rental alone.
